WESTRE INVESTMENTS, LLC is a private ("hard money") lender for the St. Louis area only. We lend 100% of the purchase price (plus our loan origination fee) on a property that needs to be rehabbed. All loans will require a first deed of trust on the property.
 
 
The first step in obtaining a loan is to become an APPROVED BORROWER.
  • Fill out the Borrower Application and fax it to us along with the required Proof of Funds. Since we do not fund the rehab work, we require all borrowers to show a minimum of $10,000 in working capital.  Please provide a most recent bank statement with a beginning/ending balance so that we may verify you've had access to the funds for the previous 30 days.
  • Once your application has been reviewed, you will be notified as to whether you have been approved.
As an approved borrower, you will submit a LOAN REQUEST application for a property that you would like to purchase.
  • Please be sure to include access information (i.e. lock box code) as we will need to view the interior of all properties. Westre Investments will NOT make phone calls or set up appointments.
  • We use our own evaluation system to estimate the rehab costs and completed market value so that we can determine whether there is a sufficient margin for you to make a profit.
  • The review process typically takes up to 3 business days following receipt of the Loan Request. You will be notified as soon as a decision is made.
