Requirements
 
Please read these requirements before submitting an application.
  • PROOF OF FUNDS – You must show that you have access to a minimum of $10,000 in available funds. 
  • The Proof of Funds should be in the form of a bank statement or printout with a beginning and ending balance for the last 30 days. If your account is in your company name, we will also need to see an Operating Agreement to verify that you are an authorized member of your company. 

After you have been approved for a loan:

  • CONTRACT – As soon as your contract is accepted you must fax or email us a copy. Until we receive the contract we can not commit to a closing date. Please specify the following:
     
    • Purchase price
    • Closing date
    • Title company information (name, location, and contact person)
       
    [If you submit a loan request and your contract is NOT accepted, we would appreciate a phone call or email to let us know that the request is withdrawn]
     
  • INSURANCE – As soon as your contract is accepted you need to contact one of our “Approved Insurance Agents” (listed on our Resources page) to get a quote for insurance. We require a minimum of 6 months prepaid. See complete details of this requirement below.
     
  • SPOUSE MUST SIGN OUR NOTE – For all borrowers who are married: Your spouse is required to sign our Note regardless of how you take title to the property.
     
  • NUMBER OF LOANS – All first time borrowers are limited to ONE loan. Once you have paid off your first loan with us, you will then be allowed to have a maximum of TWO open loans.

Insurance Requirement
 
Beginning January 1, 2008, Westre Investments, LLC requires that all borrowers obtain insurance through one of the “approved insurance agents” listed on our website. A minimum of 6 months must be prepaid no later than noon the day before closing.
 
Reasons for establishing our requirement:
  • We have identified that many of our borrowers have been incorrectly insured, underinsured, uninsured, or overcharged.
  • We have received evidence of insurance with a paid receipt, but within a couple months we received cancellation notice for non-payment.
  • We have received evidence of insurance and within a couple months received cancellation notice for improper type of insurance.
  • We have attempted to contact the agents regarding these cancellation notices and they do not respond.

Advantages of our requirement:      
Our “approved insurance agents”:
  • Know the type of properties we loan on and know the questions to ask to make sure you have the proper type and amount (completed market value) of insurance coverage.
  • Communicate with our office to confirm the appropriate type and amount of insurance has been accepted and payment has been received.
  • Wait until we confirm the closing date before running payment and issuing the evidence of insurance. This is especially important when closing dates change or fall through.
  • Notify us immediately of any issues that arise after closing that affect the insurance coverage.
